Agents who ask questions before the appraisal win more listings. Almost none do it consistently, because it means remembering to send something between booking the appointment and turning up.
The vendor gets a link after the booking is made. Five minutes on their phone tells you what they think the property is worth, why they are selling, what their timeframe is, and what they have already been told by other agents. You arrive with that in your hand instead of discovering it in the first ten minutes.
